Clearing some of the last large blocks of the Union Corporate Center Industrial Park has been completed for over a year, and the city is still looking for business to acquire the property. But it hopes to become one soon.
The 37-acre site is located on Corporate Drive just north of equipment manufacturer Heat and Control.
“We sold it and talked to people interested in buying it,” said city deputy administrator James Schmieder.
The clearing has helped increase the market value of the property, Schmieder said.
“It gave us a little more leeway,” he said. “When you look at a site, you see lots of trees everywhere and often something like a hurdle to what you want to do. I think.”
The city has stressed the importance of being the last large site in the industrial park, but Schmieder said the city is willing to subdivide it for multiple projects.
The property clearing took longer than expected, but was completed in 2021.
The Union had previously applied for approval of the land to the Missouri Department of Economic Development, but was denied because the designation would have required 25 acres of unforested land to be developed. After the liquidation, the site now has it, but the union is pending reapplication for accredited site designation.
A certified site process can help you market your site. So potential buyers can know that the necessary utility and environmental studies have been completed and “the shovel is ready,” Schmieder said. It has been successfully used by Volpi Foods previously at the Union Corporate Center.
“We were working on getting that site certified, and then we started working on selling the site directly because we had a pretty consistent interest in the site,” Schmieder said. says. “And then we realized that if you can sell it[perfectly]you don’t really need to authenticate it.
The city has completed some of the research required to become a certified site, Schmieder said.
“We completed a lot of work, but there were some additional things the state was looking for,” he said. “We were kind of a silly errand in the sense that if we could sell the site outright, we could go through all those formalities and sell the site within a month. , you’ll be able to sell your site without jumping through all those hoops.”
Instead, the city’s economic development department is focused on securing grants for other initiatives, including downtown revitalization.
The process for certified sites is still excellent in situations like when Volpi entered the industrial park and promoted it when there were still other large sites on the market, Schmieder said. says.
“It became something of a foundation,” he said of Volpi. “I think it really adds publicity to the park with additional opportunities. In this case, this is the last large-scale property in the Union He Corporate Center.”
The site is separated from the St Andrews Place residential development by a tree buffer. Last year, when McBride Homes proposed a new subdivision with several smaller lots, some St Andrews Place residents held off at a city meeting before the new development, St Andrews Place, was finally approved. expressed opposition.
But Schmieder doesn’t believe residents’ concerns will slow down the development of industrial sites.
“There are no heavy users in the industrial park,” he said. “Most businesses operate during normal business hours. It’s not something that people who live nearby would care about.”
Schmieder adds that the facility has been zoned for industrial use for “decades.”
“We didn’t create parcels or move on them,” he said. “It’s zoned like this. When you buy land, you need to know the zoning around it.”
The Union Corporate Center also houses facilities at ADB Utilities, Climate Express, EMJ Metals, Bugeye Technologies, American Welding Academy, Silgan Plastic Food Containers, and the Union R-XI School District Administration Building.
